Working in partnership with local authorities and housing associations

Dribuild Developments’ expertise is in identifying the need for small and medium sized mixed-use housing developments, and progressing concepts through the difficult planning stage to deliver developments ideally suited to the situations. These can be combined affordable and private rent, shared ownership and private sale, ultimately helping to build sustainable communities.

Working closely with Local Authorities, the Homes and Communities Agency, Housing Associations and other Registered Providers, as well as parish councils, Dribuild Developments is able to ensure that we target the most appropriate areas for housing, providing schemes that meet local housing requirements.

Our experienced business development and land teams have well established links with land owners and agents throughout the South West and have proven expertise in sourcing and progressing new opportunities for our clients. Once a suitable opportunity is identified we negotiate and progress the legal purchase of the site within the appropriate financial parameters.

One of the most exciting developments for the Dribuild Developments division is the creation of the local ‘Starter Home Concept’, working with the Government’s Homes and Communities Agency to deliver low cost homes.

Following Governmental cuts to Housing Association budgets, many associations have cut their in-house development teams to make necessary savings. Dribuild Developments identified an opportunity to offer a development solution for housing associations that would share the risk and still support the building of affordable homes. The Company spoke to many Housing Associations across the South West and conducted market research on their future plans for development to ensure the service is tightly focused on the needs of the region.

The Dribuild process

Step 1

Land Sourcing and Acquisition

Land Sourcing and Acquisition

Land is the key ingredient within our process, without it, we are unable to deliver the large quantities of new homes in line with the Government objectives in helping local councils and developers work with local communities to plan and build better places to live for everyone. This includes building affordable housing, improving the quality of rented housing, helping more people to buy a home, and providing housing support for vulnerable people.

Dribuild have a dedicated team of land acquisition team, we also have a network of retained agents and third party introducers throughout our key areas of operation.

Step 2

Design and Planning

Design and Planning

Our key architectural, engineering and planning partners design the scheme for the site in accordance with local housing needs and national and local government policies. Before finalising our scheme we undertake public consultation with local communities to establish their views and opinions. This also serves to inform local residents of our intentions and often results in local support particularly where the homes are for local people.

Our technical team also undertake the necessary site investigations and enquiries to ensure that the scheme is designed to accommodate any abnormal site conditions and the most cost effective and appropriate engineering solution is undertaken to accommodate ground conditions, site topography and services.
